Prior to the site being cleared, the site had a seven storey office building fronting London Road (Hounslow House), a three storey office building behind and a low rise warehouse.
The site can be accessed via two existing access points from London Road, and by a footpath to the north of the site. The site has an excellent level of access to public transport with Hounslow East Underground Station and a number of bus stops on London Road are all within a short walking distance.
The surrounding area has a mix of land uses, with predominantly shops and offices to the south and west of the site including the Town Centre and high street, and primarily houses and local amenities to the north and east.
Within the Hounslow Local Plan, the site is allocated for mixed use redevelopment which should comprise of new homes and either new shops or eateries. The site is also located within the Hounslow Town Centre Housing Zone. This Housing Zone was designated by the Mayor of London in February 2015, and is intended to provide approximately 3,500 new homes in the area (including approximately 1,400 affordable homes).
